A review by W Capital, the leading Dubai real estate brokerage, showed that 2023 real estate performance in Dubai was exceptional, as sales exceeded about AED400bn for the first time, in addition to making the largest land and apartment sales deals.
“The real estate market in Dubai is on an upward trajectory since recovering from the Covid-19 pandemic in 2020, rising from AED69.8bn in 2020, to AED149bn in 2021, then to AED265.5bn in 2022, and finally to AED401bn last year,” said Real estate expert Walid Al Zarooni, W Capital CEO.

أفادت شركة “دبليو كابيتال” للوساطة العقارية التي تتخذ من دبي مقرا، بأن 2023 كان عاما استثنائيا على جميع المستويات للقطاع العقاري في دبي مع تجاوز المبيعات نحو 400 مليار درهم للمرة الأولي في تاريخ السوق العقاري في الإمارة علاوة على تسجيل أكبر صفقات بيع الأراضي والشقق على الإطلاق.
وقال الخبير العقاري وليد الزرعوني رئيس مجلس إدارة شركة “دبليو كابيتال” للوساطة العقارية،إن السوق العقاري في دبي سلك مسارا صاعدا منذ التعافي من جائحة كورونا في عام 2020، حيث ارتفعت من 69.8 مليار درهم في 2020، إلى 149 مليار درهم في 2021، ثم إلى 265.5 مليار درهم في 2022، وأخيرا 401 مليار درهم في العام الماضي، استنادا على البيانات التاريخية لدائرة الأراضي والأملاك في دبي.
وأضافالزرعوني، أن هذه الأرقام الاستثنائية تظهر أن المبيعات العقارية في دبي تضاعفتبنحو 5 مرات في العام الماضي، قياسا على عام 2020، في إشارة على الزخم القوي والمستمر داخل السوق ومكانة دبي العقارية التي وصلت إليها عالميا كأفضل مدينة للعيش والعمل في العالم.
وكشف الزرعوني، عن أن عدد الصفقات ارتفع بأكثر من 32% على أساس سنوي في عام 2023 إلى نحو 129 ألف مبايعةوهي الأعلى تاريخيا، مقارنة مع 97.45 ألف مبايعةبالعام 2022.
وأشار وليد الزرعوني إلى أن قيمة التصرفات العقارية (المبيعات + الرهون + الهبات) ارتفعت في 2023 بنحو 5% إلى 554.7 مليار درهم مقابل 528 مليار درهم في العام السابق، متجاوزة بذلك مستوى النصف تريليون درهم للمرة الثانية توالياً، كما ارتفع إجمالي التصرفات العقارية خلال 2023 بأكثر من 38% على أساس سنوي إلى 169 ألف و720 تصرفاً عقارياً مقابل 122 ألفا و658 تصرفاً عقارياً في 2022.
وأوضح أن قيمة الرهون العقارية بلغت 121 مليار درهم عبر 33280 صفقة، ثم الهبات بقيمة 32.65 مليار درهم عبر 7460صفقة.

Off-plan sales in both segments of the market have been the primary drivers of activity, where, in the AED 5m+ and AED 10m+ segments of the market, off-plan sales accounted for 67.2% and 70.8% of total transaction volumes, respectively.
